General Contracting This is because in general contracting the project owner contracts separate parties to handle key project components including; site selection, design (engineering & architecture) and project management. The owner then engages a General Contractor (GC) such as LCS to provide specified construction services for a fixed price, that is agreed upon in advance by the GC and owner. In general contracting, both owner and contractor share project risks. Owners are protected from cost overruns that result from quoting errors. Any cost-savings though realized during construction are credited to the GC. Any design plans errors and omissions or project delays not attributable to the GC can increase project costs, and cause delays.
